Good morning Partner,

 

Last month, Danielle shared some exciting updates on the progress the Trek Leisure Vacations team has made to improve owner and guest experiences. We’ll continue to keep you in the loop via email and your owner portal.

 

She also shared that Erik Cole will step into the role of General Manager at Manzanita Beach Getaway (MBG). To help you get better acquainted, here’s a little more about your new local leader.

 

As a local, Erik resides in Manzanita with his wife and three children. He enjoys traveling and is an avid golfer. Erik joins the MBG/TrekLV family with decades of hospitality experience, including luxury resort and condominium resort operations.

As a former hotel General Manager, he knows how to strike a delicate balance between innovative ideas and a boutique feel. Erik is no stranger to coastal seasonal demand and he’s run multi-property portfolios where owners expected real accountability and guests expected a premium experience.

 

Erik will lead the local team, many of whom you already know, and together they will continue to provide the personalized support and responsive communication you’ve come to expect.

All properties are now operating in Guesty, improving consistency across pricing, calendars, reporting, and distribution as we prepare for a busy summer season. A unified inbox allows our team to manage all guest communication in one place, helping improve response times and reduce communication gaps across channels.

 

Guest messaging and operations continue to be supported by Breezeway, now with enhanced integrations and functionality. These improvements help create a smoother guest experience from booking through stay while strengthening housekeeping and maintenance coordination behind the scenes during peak travel periods.

📊Channels and Distribution

Did you know MBG’s Airbnb account holds Superhost status with an impressive 4.91 overall rating across more than 5,300 reviews? These strong performance metrics play a key role in boosting guest confidence and conversions for your property, and we’re proud to consistently deliver at this high level. Even more impactful, over 68% of MBG’s properties are marked as Airbnb Guest Favorites, reflecting a consistently high standard of guest satisfaction across stays. This designation helps properties stand out in search results, increase booking confidence, and reinforce the quality guests can expect.

 

Vrbo has introduced an important update to its Premier Host program, shifting from account-level recognition to a unit-level designation. This means each individual property must now independently meet defined performance standards—including guest reviews, booking acceptance, cancellation rates, and stay volume—to earn and maintain Premier Host status.

 

Manzanita Beach Getaway already has qualifying properties earning Premier Host status, with additional listings being awarded month over month as performance thresholds are met. Our team is actively focused on growing the number of awarded properties through continued improvements in guest experience, response times, operational consistency, and review performance. Because qualifications are reviewed on an ongoing basis, Premier Host status will continue to evolve across the portfolio as each home’s performance is evaluated independently.

We’re focused on bringing more guests directly to your property and expanding our overall reach.

 

We stay connected with past guests through twice-monthly emails and keep our brands active on social media with regular posts featuring homes and local experiences. At the same time, we’re investing in targeted advertising on Facebook, Instagram, and Google to reach travelers actively planning their trips.

Behind the scenes, we’re also improving our search visibility so more guests can find and book directly with us.

Owners Update Payout Reminder:

Hi Partner, 

We wanted to provide a quick update regarding your April owner statement and payout.

While finalizing April statements, we experienced a delay in posting a small number of maintenance-related charges. Rather than delay owner payouts while those items are finalized and reconciled, we have decided to process payments now to avoid unnecessarily tying up funds.

Any remaining April maintenance charges that were not included on this statement will be reflected on a future statement once fully reviewed and posted. We appreciate your patience as we complete these charges!

Owner Portal Updates + Important Reminders:

Hi Partner,

 

We're excited to share that new features are now available in your owners' portal!

 

Here's an overview of the new tools:

  • Owner Profile Reminder: In the top-right corner, click your profile icon to review and edit your contact information and payout details. If you have not added your banking details, please do so, then we can process your March payment. Just follow the step-by-step instructions below.
  • Dashboard - When you log in, you can see messages from our MBG team, and top-level metrics such as revenue, occupancy, and dates booked.
  • Calendar View - This shows the reservation details of nights booked, guest count, and net revenue.
  • Report View - You can view a list of all reservations with booking details, and export it as needed.
  • Documents - Our team is exploring the opportunity to add historical documents for future reference. We'll have updates as we confirm timelines.
  • Accounting - You will have access to view statements as soon as they are generated for each month.

March Owner Update:

Dear Partner,

 

We have a few important updates regarding your Owner Portal, along with a few key reminders to help ensure smooth operations for your home.

 

Accessing Your Owner Portal

You can access your Owner Portal anytime directly from our website — simply click the Owner Portallink in the top left corner of the site. If you have not accessed your portal, be sure to do so soon to enable payouts for March.

 

❗❗Action Required: Add Your Payout Details❗❗

For security reasons, we cannot transfer ACH data from prior systems. To ensure timely and accurate payouts, please log in to your Owner Portal and add your payout information if you haven’t already. We’ve created a simple step-by-step guide below to walk you through the process, or complete the ACH form here and send to Debbie Utter at dutter@treklv.com.

  1. Log in to the Owner Portal here
  2. Click your profile (top right corner)
  3. Select “My Profile”
  4. Under Payout Details, click Add
  5. Choose your preferred payout method and enter your details
  6. Click Add payout details to save

Reservation Sync Timing

You may notice a delay between when a guest reservation is made and when it appears on the website.

  • We are aware of this and are actively working with our tech team to resolve it as quickly as possible
  • In the meantime, we are performing manual syncs nightly, so data is updated at a minimum every 24 hours
  • Please note: your Owner Portal calendar is accurate and reflects visible guest reservation blocks nearly in real time

Owner Statements

At this time, historical owner statements, including year-end statements, are not available in the new Owner Portal. We will be adding documents to access via the portal soon. If you need a copy of your prior statements, you can access the original Owner Portal here, or contact Debbie at dutter@treklv.com.


Owner Stays & Last-Minute Reservations

If you are booking an owner stay with arrival within 48 hours, please contact the office directly so we can ensure your home is properly prepared.

 

Check-In / Check-Out Reminders

Please help us keep operations running smoothly by adhering to our standard times and sharing them with your guests:

  • Check-in and check-out times must be followed to allow our team adequate time to prepare the home
  • If you plan to stay past the 10:00 AM check-out, please notify the office at least 24 hours in advance
  • This is especially important as our housekeeping team travels from outside the area, and we want to avoid unnecessary delays

Next week, we will officially transition Manzanita Beach Getaway to our new property management system, Guesty.

This upgrade is an exciting step forward in strengthening our technology, improving operational efficiency, and positioning our team for scalable growth.

Guesty provides enhanced functionality across guest experience, marketing, distribution, and operations. This will allow us to better manage your property across channels, optimize visibility, streamline communication, and support long-term revenue growth for your home.

This transition also introduces a significantly more robust Owner Portal. The portal will roll out in stages to ensure a smooth and thoughtful implementation.

Phase One:

  • View owner bookings in real time.
  • Create and edit owner reservations.
  • Create and manage guest-of-owner reservations.
  • View your upcoming stays.

Additional features and expanded reporting capabilities will follow in upcoming phases as we continue refining the experience. We will guide you as we move forward.

The implementation of Guesty furthers our commitment to delivering a better overall experience for both guests and homeowners.
