All properties are now operating in Guesty, improving consistency across pricing, calendars, reporting, and distribution as we prepare for the busy summer season. A unified inbox allows our team to manage all guest communication in one place, improving response times and reducing communication gaps across channels.

Guest messaging and operations continue to be supported by Breezeway with additional efficiencies and integrations, helping ensure a smooth, consistent experience from booking through stay while strengthening housekeeping and maintenance coordination behind the scenes.

📊Channels & Distribution

As part of Airbnb’s Summer Release, the platform is rolling out powerful AI-driven upgrades that are transforming how listings are discovered, ranked, and booked. From automatically highlighting your strongest amenities to personalizing search results for each guest, AI is now shaping first impressions before a traveler even clicks on your property. This means better visibility for well-optimized homes—and more opportunities for high-performing listings to stand out in increasingly competitive markets.

For owners, it’s an exciting shift: the platform is getting smarter, and the right setup can now work harder behind the scenes to match your home with the guests most likely to book it.

We’re focused on bringing more guests directly to your property and expanding our overall reach.

We stay connected with past guests through twice-monthly emails and keep our brands active on social media with regular posts featuring homes and local experiences. At the same time, we’re investing in targeted advertising on Facebook, Instagram, and Google to reach travelers actively planning their trips.

Behind the scenes, we’re also improving our search visibility in search engines and AI search, so more guests can find and book directly with us.

Friendly Reminders for Your Property!

  • Permit Renewals: We handle your permit renewals each year, so there is nothing you need to do. If you are considering renewing it yourself, please check with us first to avoid any confusion or duplicate payments.
  • Cameras at Properties: Do you have any cameras or recording devices at your property? This includes doorbells, outdoor cameras, or indoor devices. Let us know so we can make sure your listing stays compliant, and everything runs smoothly.
  • Deed Changes: Please don’t make any changes to the name on your deed to your house without touching base with us first. Even small changes can void your STR permit, and we want to make sure your property stays fully compliant.

Hi Partner,

 

Following Teryn's recent message, I wanted to personally introduce myself on behalf of Trek Leisure Vacations. I'm James Clark, COO at Trek.  Our team is grateful for the warm welcome and truly honored to partner with Darbi, Teryn, and the Stay Local Nashville team as we begin this next chapter together.
 
We understand that any transition, especially one involving something as important as your vacation home, can naturally raise questions. I want to assure you that what makes SLN special is not changing. Darbi and Teryn remain actively involved, and the same trusted local team you know will continue managing day-to-day operations, owner communication, property care, and guest experiences with the personal attention you value.
 
Our role at Trek is intentionally supportive. We’re here to strengthen the excellent foundation already in place by providing additional resources, experience, and tools to help the SLN team do what they already do so well, even better.
 
Together, our combined leadership brings decades of experience in vacation rental management, hospitality, and operations. We’ve spent years working alongside on-the-ground teams, navigating growth thoughtfully, and balancing performance with care for both homes and guests. That perspective guides everything we do.

We wanted to share an exciting update about Stay Local Nashville and what’s ahead for our team and homeowners.

 

Over the past several months, we have been having thoughtful conversations about the future of Stay Local Nashville and how we continue strengthening what we’ve built here. Through that process, we found a partner in Trek Leisure Vacations, a hospitality company that shares our values around owner relationships, strong operations, and delivering great guest experiences.

Darbi, Teryn, and the full SLN team remain actively involved, and you’ll continue working with the same people you know and trust. What this partnership brings is additional resources, technology, and operational support behind the scenes—allowing us to continue improving, growing, and investing in the Nashville market, all without additional cost to you.

 

Importantly, as part of this next phase, Caty Mansfield will continue in her role as Director of Client Relations, serving as your primary resource for owner support, property insights, and ongoing guidance. Caty remains focused on supporting you with the information and visibility you need to make confident decisions about your property.

 

We’re proud of what we’ve built together with our homeowners over the years, and this next chapter simply gives us more support and backing to keep doing it even better.
