🌱New Landscaping Service Partner
We’re pleased to share that we have transitioned our landscaping services to GreenMan Horticultural Services, a well-established and highly regarded landscaping company serving our area.
For most homeowners, landscaping costs will remain the same. In some cases, pricing has increased slightly and is typically between $2 and $4 per service visit. We believe this change will improve consistency, communication, and overall service quality across our properties.
Standard landscape maintenance includes, and you may choose either a weekly or biweekly service schedule.
Mowing
String trimming
Edging of hard surfaces
Blowing of hard surfaces
Weed treatment in planting beds
GreenMan also offers additional services, including:
Pruning: $195/hour (includes debris removal and disposal)
Mulch Installation (Chocolate or Black): $90 per yard installed
Pine Straw Installation: $9.50 per bale installed
Decorative Rock Installation: $195–$320 per ton installed (depending on rock type)
Lawn Fertilization: $85 per application
Lawn Weed Control: $90 per application
If you’re interested in adding any of these services to your property, simply let us know, and we’ll be happy to coordinate directly with GreenMan on your behalf.

All properties are now operating in Guesty, improving consistency across pricing, calendars, reporting, and distribution as we prepare for the busy summer season. A unified inbox allows our team to manage all guest communication in one place, improving response times and reducing communication gaps across channels.
Guest messaging and operations continue to be supported by Breezeway with additional efficiencies and integrations, helping ensure a smooth, consistent experience from booking through stay while strengthening housekeeping and maintenance coordination behind the scenes.

Exciting news! We’re thrilled to share that we’re expanding onto Homes & Villas by Marriott Bonvoy. This prestigious channel is known for its curated, quality-first approach, featuring premium and luxury homes that meet Marriott’s high standards.
Even better, it connects your property to the global reach of Marriott’s Bonvoy loyalty program, opening the door to a large and trusted network of travelers.
🌐Marketing
We’re focused on bringing more guests directly to your property and expanding our overall reach.
We stay connected with past guests through twice-monthly emails and keep our brands active on social media with regular posts featuring homes and local experiences. At the same time, we’re investing in targeted advertising on Facebook and Instagram as well as Google to reach travelers actively planning their trips.
Behind the scenes, we’re also improving our search visibility so more guests can find and book directly with us.

We’re excited to welcome Melissa Fineman as the new General Manager of Brunswick Vacation Rentals. Melissa brings more than 20 years of hospitality leadership experience, with a strong background in both hotel and vacation rental operations, team development, and performance improvement.
She is a great fit for BVR, combining deep operational expertise, strong ties to coastal North Carolina, and an understanding of what makes these markets unique. Melissa joins an already strong local team, with a focus on building on that foundation, supporting owners, strengthening operations, and continuing to elevate the guest experience.
As part of Trek Leisure Vacations, she will also help align Brunswick Vacation Rentals with our broader goals around consistency, performance, and long-term growth, while keeping the local team and brand at the center.
You already know Morgan Futrell, and I'm sure you know the high level of care and responsiveness she brings. We are excited that she will continue in her role as Assistant General Manager and remain your primary point of contact, providing dedicated owner support and day-to-day guidance.

This last week, we officially transitioned Brunswick Vacation Rentals to our new property management system, Guesty.
This upgrade is an exciting step forward in strengthening our technology, improving operational efficiency, and positioning our team for scalable growth.
Guesty provides enhanced functionality across guest experience, marketing, distribution, and operations. This will allow us to better manage your property across channels, optimize visibility, streamline communication, and support long-term revenue growth for your home.
This transition also introduces a significantly more robust Owner Portal. The portal will roll out in stages to ensure a smooth and thoughtful implementation.
Phase One Coming Next Week:

Whether it's optimizing bookings, enhancing guest satisfaction, or maintaining your home with the utmost care, we've been in the trenches and know what it takes to succeed.
Additionally, the dedicated BVR staff will continue handling the day-to-day operations, owner communications, property visits, and guest interactions with the same personal touch you've always valued. We’re also excited to share that Morgan Futrell has been appointed Assistant General Manager, and we are currently recruiting a General Manager for this market to help lead the team forward into this next chapter.
